In Advance of Wednesday’s Public Hearing on Zone Change Proposal, Residents Submit Petition, EDA to Meet Tuesday

As controversy over a proposed zone change along Route 44 continues to heat up and heads to public hearing Wednesday night, opponents have submitted a 159-page petition and the town’s Economic Development Agency will discuss the issue Tuesday evening.

On Monday, opponents submitted a petition(s) to Town Hall Monday and said 700 people living on 130 different streets throughout Canton signed. Those who submitted the document said names were not verified with town records but that a “good-faith” effort was made to strike out any non Canton residents and duplicate names. It provides a “data point” according to those who submitted it.

“This petition is intended to convey public sentiment and specifically to provide tangible demonstration of opposition to the zone change from throughout the town of Canton,” David Bidmead wrote in a cover letter.

The action is one of the latest from opponents to Satan’s Kingdom, LLC, proposal to change approximately 30.386 of its 38.99 acres in Canton (674, 684 Albany Turnpike) from residential to industrial. New Hartford recently granted such a change for 18.47 abutting acres. … Continue Reading

Borghesi Presents Industrial Park Concept Plans to Residents, Canton Economic Development Agency

More than 50 people attended a Tuesday night presentation by developer and builder Allan Borghesi, in which he touted his plans for an industrial park along Route 44 and argued it was preferable to the alternative plan of a residential subdivision.

Either plan would involve regrading of the ridge in the middle of the property, he said.

Satan’s Kingdom, LLC, one of Borghesi’s companies, is seeking a zone map amendment to change approximately 30 or its 39 acres at 674 and 684 Albany Turnpike in Canton from residential to industrial. The company successfully obtained such a change for 18.47 abutting acres in New Hartford.

At the meeting, and during an earlier one at the Canton’s Economic Development Agency, Borghesi showed his concept subdivision map for the property and said the development would be well screened, bring local jobs and taxes to Canton, would drain away from the Farmington River and be visually attractive.

After the open meeting, which was held at La Trattoria, many residents said they will continue to fight the proposal.

Borghesi has argued that his plan is environmentally responsible, has great economic value and is aligned with the town’s Plan of Conservation and Development. Tuesday, he said the market, size of the property and lack of utilities at the site all dictate that buildings would be generally less than 20,000 square feet.

“We are seeing that monster buildings are relics of the past,” he told the EDA.

Borghesi Releases Conceptual Plan for Canton Portion of Route 44 Site, Opponents Continue Fighting Proposed Zone Change

With an open meeting slated for next week, developer and builder Allan Borghesi said he wants to show people that he can build an attractive industrial park along Route 44 that will provide economic benefits without negatively impacting neighbors or the Farmington River.

Satan’s Kingdom, LLC, managed by Borghesi, is seeking to change approximately 30 acres of its 38.99 acres in Canton from residential to industrial and later this month the Canton Planning and Zoning Commission will open a public hearing on the issue, which technically, is for a “zone map amendment.”

Numerous Canton residents have spoken against the idea and several nearby residents have filed a petition seeking to force a supermajority vote for the commission to approve the change. See related story.

Several local residents have filed a petition with the town, hoping to force a supermajority vote for a request to change some 30 acres of Canton land from residential to industrial.

Satan’s Kingdom, LLC is requesting the change for approximately 30 out of 39 acres at 674 and 684 Albany Turnpike. Developer, Opponents Look to Share Their Viewpoints About Proposed Zone Change in Canton

In advance of a Sept. 17 hearing on a proposal to change nearly 31 acres of land along Route 44 near the Farmington River from residential to Industrial, both the developer and opponents are looking to share their views.

A public hearing on Satan’s Kingdom, LLC’s plan to change approximately 31 acres of land near the Farmington River from residential to Industrial will take place at Canton High School the evening of Sept. 17. It will be held in the Canton High School auditorium at 7:30 p.m.

In June, the New Hartford Planning and Zoning Commission approved a zone change of 18.47 acres in that town for industrial use and Satan’s Kingdom, LLC Managing Partner Allan Borghesi has stated his intention to build an industrial park on the land in both towns. In Canton, the company is looking to change 30.386 acres of approximately 39 acres of land it owns off of Route 44. … Continue Reading

Revised Survey Map, Zoning Map Amendment Filed for Satan’s Kingdom, LLC’s Proposed Zone Change

Satan’s Kingdom, LLC has filed a revised survey map and revised zoning map amendment for its proposal to change 30.386 acres of Canton land along Route 44 from residential to Industrial. The proposal will likely be set for a public hearing at the Sept. 17, 2014 Planning and Zoning Commission meeting. The revisions are largely technical in nature due to some inconsistencies with the town’s new zoning regulations. See more details in our previous story here and the documents below.

In a presentation to the Canton Economic Development Agency Tuesday night, Satan’s Kingdom, LLC managing member Allan Borghesi said he plans to file a zone change application within a couple weeks for land the company owns in Canton.

The company recently received the approval of New Hartford’s Planning and Zoning Commission to change a little more than 18 acres in that town from residential to industrial park.

In Canton, the company owns a little more than 20 acres at 674 Albany Turnpike and a little more than 18 acres at 684 Albany Turnpike, according to town records at the assessor’s office. … Continue Reading

Canton Commission Approves Matterhorn Mini-Golf Application

Matterhorn Mini Golf 1This week the Canton Planning and Zoning Commission unanimously approved an application for a mini-golf course at the former Cob Web property, 10 Dyer Cemetery Road.

Businesswoman Autumn Sutherland is planning to build Matterhorn Mini Golf, a Swiss-themed golf course on the 2-acre property.
