Canton EDA Recommends Satan’s Kingdom, LLC Developer Pursue a ‘Design District’ Master Plan

The town’s Economic Development Agency has recommended that a developer looking to build an industrial park on Route 44 near the Farmington River apply for a master plan under the design district portion of the Canton zoning regulations rather than seek a change to an industrial zone.

Satan’s Kingdom, LLC has applied for a Zoning map amendment to change 30.386 of its 38.99 acres in Canton (674, 684 Albany Turnpike) from residential to industrial. The matter is slated for public hearing Wednesday night.

A district has separate requirements than any specific zone in the town’s regulations.

A design district would involve a master plan that considers such factors as a design compatibility with Canton’s historic, cultural and geographic qualities, buffers or transitional areas, a mix of compatible uses, breaking up the mass and scale of large areas and lots to reduce visual impacts, a safe and comfortable pedestrian scale environment and flexible and innovative design techniques. … Continue Reading

In Advance of Wednesday’s Public Hearing on Zone Change Proposal, Residents Submit Petition, EDA to Meet Tuesday

As controversy over a proposed zone change along Route 44 continues to heat up and heads to public hearing Wednesday night, opponents have submitted a 159-page petition and the town’s Economic Development Agency will discuss the issue Tuesday evening.

On Monday, opponents submitted a petition(s) to Town Hall Monday and said 700 people living on 130 different streets throughout Canton signed. Those who submitted the document said names were not verified with town records but that a “good-faith” effort was made to strike out any non Canton residents and duplicate names. It provides a “data point” according to those who submitted it.

“This petition is intended to convey public sentiment and specifically to provide tangible demonstration of opposition to the zone change from throughout the town of Canton,” David Bidmead wrote in a cover letter.

The action is one of the latest from opponents to Satan’s Kingdom, LLC, proposal to change approximately 30.386 of its 38.99 acres in Canton (674, 684 Albany Turnpike) from residential to industrial. New Hartford recently granted such a change for 18.47 abutting acres. … Continue Reading

Several Residents Near Planned Industrial Park Petition for Supermajority Vote on Zone Change Proposal

Several local residents have filed a petition with the town, hoping to force a supermajority vote for a request to change some 30 acres of Canton land from residential to industrial.

Satan’s Kingdom, LLC is requesting the change for approximately 30 out of 39 acres at 674 and 684 Albany Turnpike. The company was successful in getting a similar change for 18.47 acres of abutting land in New Hartford. Selectmen Might Seek Grant for Public River Access, Park Amenities

TOCAt their meeting Wednesday, Board of Selectmen members briefly discussed the possibility of seeking a grant to help create public access to the Farmington River and more recreational amenities on its banks.

The conversation was part of discussions on what the town might look for under the state’s Small Town Economic Assistance Program in 2015. The grants are up to $500,000 for town capital projects. Not every project is awarded funding but this year Canton received that maximum amount for improvements at Mills Pond Park. 

Selectmen said that if voters approve plans for a new public works facility project this fall, it might present a good chance to move forward with plans for the current garage site on the banks of the Farmington River. … Continue Reading

A public hearing on Satan’s Kingdom, LLC’s plan to change approximately 31 acres of land near the Farmington River from residential to Industrial will take place at Canton High School the evening of Sept. 17. It will be held in the Canton High School auditorium at 7:30 p.m.

In June, the New Hartford Planning and Zoning Commission approved a zone change of 18.47 acres in that town for industrial use and Satan’s Kingdom, LLC Managing Partner Allan Borghesi has stated his intention to build an industrial park on the land in both towns. In Canton, the company is looking to change 30.386 acres of approximately 39 acres of land it owns off of Route 44. … Continue Reading

Revised Survey Map, Zoning Map Amendment Filed for Satan’s Kingdom, LLC’s Proposed Zone Change

Satan’s Kingdom, LLC has filed a revised survey map and revised zoning map amendment for its proposal to change 30.386 acres of Canton land along Route 44 from residential to Industrial. The proposal will likely be set for a public hearing at the Sept. 17, 2014 Planning and Zoning Commission meeting. The revisions are largely technical in nature due to some inconsistencies with the town’s new zoning regulations. See more details in our previous story here and the documents below.

In a presentation to the Canton Economic Development Agency Tuesday night, Satan’s Kingdom, LLC managing member Allan Borghesi said he plans to file a zone change application within a couple weeks for land the company owns in Canton.

The company recently received the approval of New Hartford’s Planning and Zoning Commission to change a little more than 18 acres in that town from residential to industrial park.

In Canton, the company owns a little more than 20 acres at 674 Albany Turnpike and a little more than 18 acres at 684 Albany Turnpike, according to town records at the assessor’s office. … Continue Reading

Letter to the Editor: New Hartford Zone Change Decision a Blow to a Beautiful Area

I was dismayed to see that the New Hartford Planning and Zoning Commission voted to change the zoning in the Satan’s Kingdom area of the Farmington River to industrial. Many townspeople had spoken out against it,to no avail. What a blow to this beautiful area and the Wild and Scenic Farmington River!

I grew up in Canton and now live in Barkhamsted so I really can have no say in the matter,but I feel it would be a grave mistake to allow development in this beautiful area. Once we allow development,it will be changed forever.

Every time I drive through Satan’s Kingdom,I am struck by its beauty.Don’t we have enough vacant store fronts in Avon,Canton and New Hartford already?We don’t need to ruin the countryside. I hope and pray that Canton’s Boards will vote against the change and preserve the natural beauty that is so valuable in its own right.

New Hartford Commission Approves Zone Change For Land Along Route 44 Near the Farmington River

By a vote of 4-1 Wednesday night, the New Hartford Planning and Zoning Commission approved a zone change of 18.47 acres of land between Route 44 and the Farmington River from Residential (1.5) to Industrial Park.

The proposal came from Satan’s Kingdom, LLC and Richard L. Sundgren, Jr.
