COLLINSVILLE — Realty Works, a fixture in Collinsville since the turn of the century, has merged with Connecticut-based William Raveis Real Estate, Mortgage & Insurance.

The new entity, known as The Realty Works Group at William Raveis, will remain in Collinsville, according to PJ Louis, vice president of sales at Raveis.

“The Realty Works Group will remain in Collinsville and we’re looking to grow the business exponentially,” Louis said.

Realty Works co-founder Julius Fialkiewicz, who has stayed on as an agent and team leader, said the decision to merge with a larger company has been in the works for some time now, following the death of business partner L. Gardner Graves, Jr., who passed away in June of 2011.

“With all the new laws that the state has enacted and the feds have enacted, being a small agency you can’t keep up with that and your liability is getting bigger and bigger,” he said. “I never wanted to do the bookkeeping, the paperwork and watch the agents. I want to go out and sell houses. That’s what I do best.”

Fialkiewicz said Raveis also offers more resources, advertising and a broader reach. He also liked the fact that they are Connecticut-based and give back to the community, both on a company level and via individual agents.

“In my evaluation, Raveis seemed the way to go,” he said. “I felt it was the best for our agents.”

Relationships with agents is key in the business, Fialkiewicz added.

“This is a unique business,” he said. “You need stronger relationships than just business relationships to survive.”

Louis agreed and said Fialkiewicz has developed those relationships and been a key part of the community, aspects that were important to Raveis.

“He has the same core values,” Louis said, adding that the transition has been a smooth one.

“It’s been a really nice fit,” Louis said.
